Development: Balgillo Heights, Broughty Ferry
At the end of March, Zoei, Billy and their 10 year old twins became the first clients to move into our prestigious Balgillo Heights development. After living in the Broughty Ferry area in a 3 bedroom home, they decided it was time to upgrade to a larger, more modern home - allowing the family additional living space as their children grew up.
We caught up with Zoei to find out why they chose Kirkwood, the Lyon housetype and what they love most about living at our Balgillo Heights development…
What made you decide to move house?
“We were living in Broughty Ferry already in a 3 bedroom home, just 5 minutes away from the Kirkwood Homes development. Although the house was a decent size, we knew we needed extra space - my husband Billy works from home a lot, which meant he was constantly using the dining room.
“The twins are 10 now, so we also knew that pretty soon we will have two teenagers - which is basically 4 adults living in the house. Kids nowadays don’t seem to leave home as early as our generation, so we felt we really needed to think to the future as well as the present and find a house that would work for us as a family in terms of space..”
What options were you considering?
“We knew we really wanted a new build, and once we found Kirkwood’s Balgillo Heights development, we signed up for alerts straight away and kept our eyes and ears open as to when plots would be released for sale.
“We had been waiting for a development to come up in Broughty Ferry for a while, as were keen to stay in this area, so when there was an open day at the Woodlands Hotel for the Balgillo Heights development, my husband went to speak to the sales team and was really impressed. I then decided to view the Kirkwood showhome at The Beeches in Liff to view the finish of the homes, and was also really impressed and excited! Everyone we spoke to had glowing praise about the quality of Kirkwood’s homes, so we knew this was exactly what we had been waiting for.”
Why did you choose the Lyon housetype?
“Initially we were interested in the Birse housetype - we liked that it had an office, but when we looked at all the housetypes, we absolutely fell in love with the Lyon. That’s my maiden name as well, so we felt like it was meant to be!
“The main thing that drew us to the Lyon was probably the space. It has a fantastic landing upstairs and a study area for Billy to work from. We really wanted to live somewhere with an open-plan kitchen / dining space as well, and this house gives you that spacious family dining setting - with a couch in the kitchen for relaxing on, and a breakfast bar too. That’s definitely what attracted us.
“We were lucky that there was a Lyon ready to view at Countesswells in Aberdeen, and drove up to view it. As soon as we walked inside, we instantly fell in love with the house! It was bright and spacious, had a quality specification and everything we wanted, so we knew right away that we had to get it.”
What is your favourite thing about the house?
“Probably the kitchen and family area. We just love sitting and hanging out there! The living room barely gets used because we’re always in that part of the house. It just feels really modern and homely.
“My daughter Lily loves that there’s an en-suite in her bedroom - she thinks it’s amazing.”
What is it like living in Broughty Ferry?
“It’s a lovely little community here, and there’s everything you need on your doorstep. I don’t leave The Ferry for weeks on end - I just don’t need to. There are local shops in the heart of Broughty Ferry like a butcher, baker, and little boutiques as well which is lovely.
“The schools here are great and there are lovely places to walk nearby as well. We’ve got the beach, or sometimes we go for a walk in the country with the kids as it’s right on your doorstep.”
What attracted you to this development?
“Balgillo Heights just ticked all the boxes for us. The development itself felt spacious and it was just off the main road - so it's in a great location.
“We knew that as time went on, it would only become more difficult to buy a house in The Ferry with a location that’s still so close to amenities and the school for our kids. All future developments will be further and further away, so Balgillo was perfect timing for us as a family - it was our chance to buy a quality new home to suit our needs, right where we needed it to be.
“We were the first people to move into the Balgillo Heights development - both ourselves and our neighbours moved in over the same weekend, which felt really exciting. We get on really well with our neighbours which is so nice!”
How did you find the process of buying with Kirkwood Homes?
“We were really impressed with them. When buying a new build, you’re also trying to sell your other house and a lot of people can feel the pressure. But Kirkwood weren’t pushy at all. We were struggling to sell our house and they were quite supportive actually.
“They had such a range of choices for kitchen doors, worktops and tiles - and that was appealing to us. You get a lot for your money - for example the integrated fridge freezer, which other homebuilders maybe don’t offer.
“Overall, the whole process was really smooth and totally relaxed. We didn’t feel under pressure at any point, which made such a big difference to our experience!”
